Abstract
With the emergence of valuation of real estate as a profession in New Zealand, it is important that valuers and students should be conversant with all the background factors and opinions that assist in making a well considered valuation. Because a valuation cannot be reduced to an exact formula, it will always contain a subjective element necessitating the exercise of sound judgement by the valuer. All evidence of value requires to be carefully weighed to give a logical answer and it is here that the observance of basic principles and theories will be reflected in the competence of the valuer. Over the past 20 years there have appeared in "The Valuer" and in other places, many good articles, and in the absence of New Zealand text books on the subject, Mr. M.B. Cooke, Senior Lecturer in Valuation at Lincoln College, after many hours of diligent research has compiled this digest under appropriate headings, for the use of those in the profession who are concerned in improving the quality of their work. Though new situations are always arising, most of the problems to be faced by valuers have already been met and overcome by those with long and practical. experience. The articles included in this digest have been written by men with just such a wealth of experience. It is this volume of experience that goes to make up the profession of valuation and no student can afford to enter into the practice of valuation without first studying and assimilating the lessons of the past. A publication of this nature which brings to the student articles from past issues now difficult to obtain, is welcomed by the Education Committee and Board of Examiners of the Institute. It is by the provision of such texts that the standard of tuition must rise to the future benefit of the profession as a whole.
